The time has come and you are ready to sell your land. You might wonder if listing with a real estate land agent really makes a difference.

Are you new to the real estate business or just new to selling rural land and farms? Are you not-so-new and finding it difficult to stay in the real estate business in the current market?

When I returned late Friday night from a business trip, I had a message from a new client. He’d found 300 acres with a functional house on a mix of timberland and old fields at about $500,000.

In Upstate, SC land prices are still up…and will probably stay there. There appears to be little impetus driving sellers to reduce prices despite weak demand for certain types of land. To the contrary unstable stock prices will drive land values higher as investors become convinced that land offers more security.

You might, but you might not. And if you begin your relationship with an attitude that you know more than your agent you may be cutting yourself out of potential opportunities.
