A recent feature in the Wall Street Journal reported that urban and suburban residents were buying and moving back to the country.

As a real estate broker in Georgia, I’ve sold land all over the state. And everywhere I go these days, I always seem to get asked the same question, “How’s the land market?” That is the hardest question to answer for a broker who sells investment property. Do you say the market is not doing well and prices are declining, which will probably result in losing a sell?

The current terrain in the lending world is different then what we have seen in the recent past. I recently put together a program on the current state of Ag. Lending and it would appear that the number of players in this market may be tightening even further and that the level of information required may be higher than in the past.

Today I received a call from a friend who had breakfast with some rural land investors. He called me for an update on what is happening in the Alabama rural land market.

I don’t have a very good nose, but even mine has been curling up at the bad-fish smell rising from the rural real-estate market.
